The Municipal Property Assessment Corporation (MPAC) sets assessed values for every property in Ontario. The most recent province-wide reassessment used January 1, 2016 as its valuation date β and every reassessment since has been postponed by the provincial government, most recently continuing through the 2026 tax year.
That means your assessed value reflects what your home was roughly worth in 2016, not today. In a market that's moved substantially since then, the gap can be large β homes bought well above their assessed value are common, not the exception.

Can property tax be added to my mortgage? Yes β many lenders offer a property tax account that collects 1/12th of your estimated annual tax with each mortgage payment and remits it to the municipality on your behalf.
Why do rates differ so much between cities? Each municipality sets its own budget and tax rate independently, on top of the regional (Peel, York, Durham, Halton, Waterloo) and education portions β cities with lower assessed values often have higher rates to raise the same per-property revenue.
