How It's Calculated

Ontario Land Transfer Tax Rates 2026

Both Ontario and Toronto use marginal (progressive) brackets — the same structure as income tax. You only pay the higher rate on the portion above each threshold.

🏛️ Ontario Provincial LTT

Purchase PriceMarginal Rate
First $55,0000.5%
$55,001 – $250,0001.0%
$250,001 – $400,0001.5%
$400,001 – $2,000,0002.0%
Above $2,000,000 (residential)2.5%
Above $400,000 (commercial)2.0% (no 2.5%)

Commercial, industrial, multi-residential, and vacant land: the 2.5% tier does not apply. The 2.0% rate continues on all amounts above $400,000.

🏙️ Toronto Municipal LTT (MLTT)

Applies only to properties inside the City of Toronto boundaries — not Mississauga, Brampton, Vaughan, or other GTA municipalities.

Purchase PriceMarginal Rate

🎁 First-Time Buyer Rebates

If you have never owned a home anywhere in the world, you qualify for both the Ontario and Toronto rebates. The rebate cannot exceed the tax owed.

$4,000 Ontario rebate — fully covers LTT on homes up to ~$368,000
$4,475 Toronto rebate — additional, only for Toronto properties
$8,475 Maximum combined rebate (Toronto first-time buyer)

Rebates are claimed when you register the property transfer at closing — your real estate lawyer handles this automatically.

📋 Quick Reference

$500,000 residential (not Toronto)
Ontario LTT: $6,475
$500,000 residential (Toronto)
Ontario: $6,475 + Toronto: $6,475 = $12,950 total
$500,000 Toronto, first-time buyer
$12,950 − $4,000 − $4,475 = $4,475 payable
$800,000 residential (not Toronto)
Ontario LTT: $12,475
$5,000,000 commercial (not Toronto)
Ontario LTT: $96,475 (no 2.5% tier)

Estimates only — actual LTT is set at time of registration. Consult your real estate lawyer for the exact amount due at closing.
